Holiday rentals with a hot tub in Lake Rotorua / Te Rotorua nui ā Kahumatamomoe

We had the coziest stay here! The area was quiet and private, but close to everything we needed. The spa and backyard area was really nice to have, too :) we highly recommend El Mexicano Zapata, a mexican restaurant near the downtown area!!! Fe was very responsive and helpful, we would definitely stay here again. Thank you!!

Rebecca has a beautiful place to host our group. We really enjoyed the pool, spa and the outdoor area for the kids. The house has lots of space to offer, it felt like home. We loved stay there, especially when the weather isn’t great, we still have plenty to do around the house. Thank you for hosting us.

Jessie's place is conveniently located between two busy spots for restaurants 🍣 🍔 and amenities in Papamoa Beach - an easy bike ride along traffic free paths, or via a stroll along the beach ⛱️ - also close to bus 🚌 routes to get you to Tauranga or Maunganui. The house has great facilities for keeping cool, a lovely deck with huge parasol and a brilliant heatpump inside. Jessie left us a lovely note on our arrival and the document explaining where to bike 🚲, surf 🌊 and enjoy the local area was brilliant! The yard was great for our Golden Retriever 🐶, fully fenced with good shade areas under the colossal olive 🫒 tree - with beach or path walks galore!

My wife and I stayed here for a couple of nights, and had a very nice and relaxing time. The house was clean and inviting, and a short walk from a beautiful lakeside park.

We loved the space, the pool and spa. The lift was a great help for us older ones. A great place to stay. Thank you.

This place was the perfect spot for our family holiday. We had 4 adults and 4 children and the size of the place was perfect for us. The pool and Spa were both highlights and well used. A nice easy walk to the beach. Thoughtfully renovated and beautifully decorated. I would highly recommend this place for anyone wanting a beautiful place to stay close to the beach. We will definitely be back. One thing to note is that the sleepout does not have an attached bathroom and the backdoor can not be opened from outside. Not a big deal but was slightly inconvenient.

Fantastic hosts, and even better stay, won’t think twice to book again!!

A beautiful renovated old house with higher ceilings and lots of nice decorations, big rooms and lounge/dining area/kitchen and a big garden. Good beds, shower, TV and WiFi. It has almost everything except a BBQ. There is a washing mashine and dryer (which does not work that well anymore), dishwasher, a pool with salt water, a wonderful whirl pool which we had to get up to temperature first and could only use from the second day. It is a shame that they put in a carpet in the lounge/dining are and another carpet on top. This carpet curled and was a trip hazard. The one toilet and the dryer were not clean but the rest was good. There was salt but no pepper. It also provided tea, coffee, sugar, oil. All in all we enjoyed our stay very much. We forgot a bag and they sent it on to us free of charge. I enjoyed the closed verandah and used is as an office but the socket behind the desk did not work. We found a power strip and a (dirty) extension cable. There is also an iron and ironboard.

We were very happy to spend the last 4 nights of our NZ trip at Toka Ridge 4. The property was pristine with beautiful views of the lake. It was a quiet area that felt a little remote, but the shops, restaurants and bustle of Roturua were just 15-20 mins away. Two easy Alltrails walks were within walking distance of the property. The Hamurana Lakefront Reserve Walkway (offering great views of the lake) began just down the road and, near its end, the Hamurana Springs Loop Walkway (a lovely/surprising mix of redwoods and cold springs with lots of ducks) began across the street. A few mosquitos did find us while visiting the jacuzzi just after dusk, but did not bother us during the day. The consensus of our group was that Toka 4 was the nicest Airbnb of our 5+ week NZ stay. Had a great stay here with a group of friends, lots of space for everyone and really enjoyed the pool table and spa. Our host was very responsive and quick to make changes to the booking upon request. Very clean and good amenities. A great place for a group of 6-8 people. Very easy check in and Wiliam was very helpful during the whole process, Including quick communication of items left behind. Overall a good experience

This was the perfect little retreat for us to unwind and relax! We loved all the little touches that made us feel right at home, they had set the fire up all ready for roasting marshmallows, there was a fantastic selection of tea, and we appreciated the eggs and avocados! The bed was insanely comfortable and the addition of the robes was such a nice touch. Can’t recommend this place enough!

We had an amazing time at this beautiful BnB. Very peaceful and comfy place to stay. Sonia was an amazing host. She was very responsive and went above and beyond to ensure we had a wonderful time.

The cabin is beautifully tucked away in a quiet, peaceful setting, yet just a short 10-minute drive to the town centre—an ideal balance of seclusion and convenience. We really appreciated the thoughtful touches like the Nespresso machine and fresh eggs provided. The interior is clean, tastefully decorated, and the bathroom floor heating was a lovely comfort after a shower. The hot tub was a definite highlight! It’s just a pity it rained throughout our stay, but we still thoroughly enjoyed our time here. Would definitely recommend!

It was just what we needed. Relaxation in a beautiful setting. Greg was very thoughtful and considerate. He had put fresh water in the hot tub and generously provided wine and beer in the fridge and lots of bottled water. We loved kayaking in the peaceful lake/river, wallowing in the hot tub, and enjoying the changing vistas. There’s no oven so we cooked our pizzas in the Weber which brought some laughs. We thoroughly enjoyed our stay. Thank you so much Greg!

I think this place is really nice & comfortable. All equipment is prepared in good ways. The river in front of the house is nice and David is also really friendly person. He helps us to make a warm hot tub and many information about the house. Thank you so much

What a weekend!!!! Enjoyed every moment, definitely something we didn’t expect, the weather was not on our side but that didnt stop us from having a good time. With the amount of fire places, we were still cozy and warm. Amazing host!! Thank you again guys🫶🏼
