Garry & Lynne are just the perfect hosts. Nothing was too much trouble when asking for advice or recommendations. The house is just perfect. Beautiful lounge and kitchen with everything you need. The bedding was so comfy and a wonderful in shower in each of the bathrooms. If you like walking this place is perfect. Great country park within walking distance. There are some great little villages about which are worth a trip. Watford town Centre has great shopping too. Don’t hesitate to book this little gem of accommodation.

Had such a lovely time here. Rooms were as shown in the pictures. Amazing heating, shower and great cooking facilities. Beautiful location. Lawrence was always very helpful with any questions we had and responded very quickly. No complaints at all! Highly recommend staying if you are visiting the area. The only improvement would be to make the property easier to find on check in. 10/10 would love to stay here again

The accommodation is located on a campsite, which creates a very cozy atmosphere. There are plenty of walking opportunities with little to no road crossings. The accommodation was clean and fully equipped for 4 to 5 people. The beds are comfortable, as are the sofas and other furnishings. Communication with the host was excellent, and we also had a contact person from the campsite available. Highly recommended!

Just arrived home from a wonderful two night stay at Sally’s annexe. Where to begin, the annexe itself was full of character, cosy and had everything you could possibly need for a getaway. Robes and sliders for the hot tub provided, lots of lighting, a very well stocked kitchen and a lovely private front area where me and my partner Zoë enjoyed sitting in the evening with a log fire and bbq. The settings and garden, not to mention the cottage are beautiful, we’ve never felt peace like it. Lots of beautiful walks, pubs and restaurants nearby and plenty of great recommendations from Sally too. Sally made us feel at home instantly and gave us a tour during check in so we knew exactly where to find everything. Beau the cat was just the cherry on the cake. Host, home and surroundings, just lovely. Also the bed in the annexe may be the comfiest we’ve stayed in. Would visit again in a heartbeat, if you want a quiet break from the city. This is the place.

It was filled with delectable local treats, indulgent chocolates, and even a bottle of milk to have a cuppa at the start of our stay. Accompanying this was a thoughtfully compiled book of recommendations, brimming with insider tips on the best local spots to explore—from quaint tearooms to scenic country walks. The house itself was absolutely immaculate, with a spotless kitchen that was a joy to use, and spacious, beautifully designed living areas where we could all relax and unwind. Every nook of the home exuded charm and comfort, ensuring that everyone felt right at home. The highlight for us all was undoubtedly the jacuzzi, a luxurious retreat that provided hours of relaxation and laughter under the stars. It’s soothing warmth!

Perfection , pure and simple. If you find this property available for your dates just book it immediately...you will not be disappointed The entire property is spotlessly clean, furnished in the comfortable style of the house and grounds ( think country manor ) The gardens are beautiful and my wife fell in love with the 5 Alpacas, which Stephanie, the owner introduced and let my wife join her during feeding them. Stephanie is the best host we have encountered in our travels. Always available , incredibly friendly and helpful. Additionally , the visitors guide provided on arrival is a marvel of detailed and very interesting facts and recommendations for the surrounding area Cannot praise any higher , we arrived stressed and exhausted after our transatlantic flight but 5 days later we were so relaxed and rejuvenatedwe did not want to leave would give 10 stars if allowed !!!!!!!!!

The Studio was fantastic, very spacious with loads of amenities. As for the location...we saw pheasants, heron, kite, ducks, deer all from looking out of the door/windows. Not to mention the hens, sheep, cows, horses, and some very friendly dogs. There were loads of local walks as well as the Chiltern hills only 25 mins drive away. Lucy had the cupboard well stocked with good quality breakfast condiments. The best Airbnb we have stayed at and we would definitely go back.

We would definitely return! Only issue was only one toilet for the 3 of us and no real shower unit (merely preference for us so not their fault) They had some lovely cats, very friendly, cheeky too as one of them got into where we were staying 4 times through various windows 🤣

I have already booked to go back again for two weeks in June, that's how lovely this place is. Beautiful location, set on its own, on a farm, lovely and quiet with stunning outlook. The wood burner was very popular, Christine had already set it up ready for our arrival. Didn't get around to using the BBQ or Firepit Very comfy bed made it difficult to get up in the morning zzzz Thanks Christine and Mark for making us welcome.

We (2 adults, 1 son of 14 and a dog) have had an amazing Christmas holiday week. Valerie and Philip are top hosts. At the arrival we really felt welcome. The scones, bottle of wine and dog cookies are an example of true hostmanship. Valerie and Philip are easy to communicate with and always respond quickly. The black barn was warm, cosy and is a quiet spot near beautiful meadows, woods and lovely Berkhamstead. London, Oxford and Windsor Castle are within reach by car or car/train. At 2,5 miles you can charge your EV (max 150 kw/h) at the parking lot behind M&S (Berkhamsted). We really recommend spending your time at the black barn. England at its best.

Sally's home is beautifully decorated, very clean and well appointed. We had everything we needed, clear instructions and Sally was proactive in her communications and making sure we were set for our stay. The house is in a great location - we appreciated being able to go on lovely walks in the countryside and enjoyed the views and quiet space. As a family of 5 this was a much better option for us than staying in a hotel, while visiting local family. We'll definitely book again. Thanks Sally!

Had a lovely stay at Misty Cottage with my husband and young daughter for 5 weeks, whilst our flat was being renovated. The property was homely and clean and the hosts were very welcoming and helpful, especially when we needed to extend our stay. The only thing I'd suggest is to explain in the Airbnb description that the washing machine for our cottage is communal as this would have been helpful to know beforehand. Overall we had a lovely time and would recommend staying here if you're looking for a quiet and relaxing retreat.

A lovely space to get away from the world. The cottage joins on to the main house but feels very private. The kitchen has all the basic pots and pans so we could cook our meals and then relax on the huge sofa. Very quiet and peaceful. Close to lots of beautiful walks. Very much enjoyed our stay!
