The hosts went above and beyond - from warm airport pickup to personalized travel tips that made us feel like family. The cozy room with premium bedding, fully-equipped kitchen and breezy balcony created a perfect home-away-from-home. this gem made our KK trip unforgettable!

The host was particularly friendly, I checked in at night and had a lot of questions to ask, she would always reply patiently, including needing to leave luggage would also recommend a nearby storehouse.Awesome! I'll choose you when I come back to Kota Kinabalu again😊😊

The place is wonderful and loving the vibe inside exactly like pictured. Although the pool is a bit loud at times especially morning if you are a late morning person. We are just delighted that the place is very new and clean. However the toilet drain is not a valve drain and the gas from the drain can be a bit smelly. Suggest that this needs to be rectify and change. Overall I still give a 5 star for the place because it really worth that rating. Will stay again with Queenie.

1. The host responds quickly 2. The view of the accommodation is beautiful 3. Transportation is good 4. The host puts it from the point of view of the gate (best host)👍 5. The accommodation is clean Pick up shuttle is available for stays of 6.3 days or more, so it's very good (free) 7. Lots of amenities around the building 8. There are also a lot of towels For Koreans, shrimp. In the middle, it is a palace. It's really good. I highly recommend it.👍

2 Queen bed, 1 bathroom as described. Same level with the access to swimming pool. It's easy to access by having the clear instruction. The balcony is an added value. We had a comfortable stay.

I think this is the second time i booked with thirteen residence. This is a fantastic and budget-friendly place to stay. We needed last-minute accommodation and decided to book here. The owners responded quickly, allowing us to check in on time. We truly appreciate the excellent service provided. The place is clean, comfortable, and a great choice for a stay. The owner is pretty friendly with that super fast response for our demands and great trouble shooting even if we have some question during our vocation. The environment is clean and suitable for our choice which we have 3 kids. The surprised desserts for us is intimate just like treat us as their family or important guest. We like this feeling. It’s easy to get into famous and popular points in Sabah city by walking. We definitely will recommend this homestay to my family and friends.

The host was very nice, thoughtful and attentive, and the response to the information was very timely!The location to stay is also very close to the jetty, if going to the island hopping the next day, this location is a fifteen minute walk and no need for a taxi at all.

Place looks just exactly like the photos. The space is overall pretty new and comfortable in a quiet neighborhood. Pasar besar/Filipino market just 2 mins away. Helpful staff for check in at the lobby during check in and check out.

Absolutely amazing services from Sylvia. She was the one who texted us before our check-in. Very friendly and responsive person. As for the room everything is lovely and wonderful. Plenty of restaurants to dine in, convenience store available but no shopping centre but that is not an issue since the location is quite near to big shopping complexes. Only thing that seems to be a minor issue which is the Iron clothing is not great but other than that we are fine with it

Good location, downstairs is imago shopping mall. But only 1 thing is the Bathroom ceiling wall need to repair.

Apartment was located in front of airport. Easily access by Grab/taxi. The place was clean, comfortable and suitable for family. Host was very kind, polite and quickly respond to all my inquiry. Thank you and definitely will stay again!

It was located above E-mago Mall, and it was so convenient because it was easy to use the mall. The house is spacious and the view is nice, so I'm very satisfied. It's a little disappointing that there's no microwave, but everything else is great. Overall, it's a great place to stay. I'm also willing to visit again.
