the villa was actually even better than on the photos, very beautiful and spacious. great swimming pool and garden. there is staff on site if you need any help.

I felt right at home Quiet,just what I needed, however you need your own transport,cause the venue is totally out of the way for most, if not all pedicabs.

Lovely place, birthday well spent as the house is very homey and is capable to Host large group. You get to interact with the pawikans as well as they linger in the beach premises.

Loved the architectural design and overall functionality of the place. Although I think the spiral staircase can be considered a fall hazard from the top floor if you have kids/pets around. Just make sure to keep an eye on them. Another thing is the indoor temperature. It can get humid in the afternoon especially within the living and dining rooms since these areas are only equipped with fans. Overall, we enjoyed our stay and will definitely come back or at least recommend this to our friends & family. P.s. the famous Osmeña peak is also easily accessible from this place by riding a motorcycle or taking your own car to the jump-off point (25 to 30-minute drive). An early morning hike would be the perfect side trip, just like what we did.

I kinda don’t wanna write this review.. because Luca’s place was so good, I want to keep it a secret! If it gets too popular and harder to book, I’ll be seriously bummed. The location is perfect—just a short walk to Panagsama Beach and all the main road restaurants. Both the upstairs and downstairs rooms were super comfy, and the bedding was really cozy. The aircon worked great. The water pressure was a bit low, but that seems to be normal for the area and it didn’t really bother us. The townhouse is part of a small complex with similar houses, and there’s a shared pool in the middle. Our little son was in heaven swimming there every day. Our friends stayed right next door in another unit, but even though it’s the same complex, the hosts and setup were totally different. One of our favorite parts of the trip was watching our kid swim with sea turtles and sardines every morning. That memory alone makes us want to come back-and when we do, I really hope Luca’s place is still available.

It was easily accessible to the city, the caretaker and the host was quick to respond for a sudden short stay.

The house was so good, we only needed somewhere to sleep in for a few hours but it really felt like home. The kitchen is complete in utensils and everything we needed. The store beside everything helped us get everything we needed for dinner. Good place to stay and rest right after activities in Moalboal and if you're planning to go to Oslob the next day💯

Overall, John's place was good value for money. Since I have lived in the same house for about 3 months in 2024 when it was owned by someone else, my expectations were lower, expecting it to be dated. Still, our stay was memorable and fun, celebrating 2025 New Year. The place was reasonably clean. It was fun to play with the Brunswick-brand billiard table and cook our own meals in the kitchen. Best experiences: night swimming in its pristine water at high tide; star gazing at the patio; and the sardine run nearby (10min leisurely walk from the beach house). The caretaker Mario was warm and very helpful. I also must note that the water supply and pressure was quite good, including for the bath shower, something that was quite challenging during my stay 10 years ago in 2014. I would highly recommend the place to you if you are not a fussy guest, expecting hotel-level quality. Do not sweat the small stuff and you can marvel at the unique beauty of its natural environment. The place was beautiful!! Upon arrival, we were greeted by a wonderful host Melody who seemed to be a local resident. She was incredibly kind, helpful, hospitable, and even delivered us breakfast food and other items that we were missing. Be prepared for an uphill, tight, unpaved road through a community to get to the place. Would recommend 4WD. Communication was a bit confusing because the contact on the Airbnb app gave us a separate, local number instead of just answering our q’s. As foreigners, we did not have cellular service and relied on wifi so we were unable to actually contact the local host to let her know we were arriving later than the regular check-in. I felt bad as the local host was waiting for hours because we couldn’t contact them. We also got stuck with a bill from poor grout work. One of our peoples shirts got caught on the corner of a kitchen counter tile that was barely hanging on to begin with. That shirt was enough to break the piece off, I guess

Best beach front accommodation. The beach is literally a few steps from the gate. It is also close to the turtle and sardine run (5 min drive). The house is perfect and has all the things you need. Rooms are quite big as well. We enjoyed grilling our food using their griller and they have all things you need. Ate Lisa the caretaker is a gem. The hosts are very responsive to my queries and very helpful. Overall a 10/10.

The place located in very peaceful and quite area, the flat is quite big and really nice. We rented bike at Eddy's and visited many beautiful places around. We really enjoyed our stay and want to come back!
