Beach condo holiday rentals in Balboa Peninsula, Newport Beach

Ed’s welcomes you when you arrive to show you everything including parking, entering and leaving the place. There are disposable slippers at the door. It is a well appointed and well thought out space. I stay at a lot of Airbnb places and Ed’s place is one of the best. Super soft towels, charging stations in all of the bedrooms, Kleenex boxes all over the space, several TVs, a well equipped kitchen, A/C units in each bedroom in addition to one in the communal areas. We cooked a holiday dinner and baked cookies. There is a bed in the loft that has privacy because they put a curtain that is easily closed. There are blackout curtains in each of the bedrooms. Their bathrooms are beautiful and super clean. We even used the washer and dryer after long days of packing and cleaning my mom’s house. Ed recommended a Thai restaurant around the corner that was wonderful. It is also a great location down the block from the beach. There is a great balcony with a view.

This condo was very beautiful and the views from the living room and dining room were amazing. Our only thing is we didn't realize how steep the stairs were, and my mother couldn't climb them, so she had to stay somewhere else. Then we checked out. So, we paid for something we couldn't enjoy and that was sad. Not even a small portion of a refund was offered to us.

This was our second visit and it did not disappoint. We felt at home as soon as we walked through the door. Gorgeous apartment with fantastic facilities and lots of choice for places to eat locally too. Super responsive host. Highly recommend! Thanks Alexandra and Casey.

We had such a wonderful experience! The home is right by the ocean with a beautiful ocean front walkway that you can walk or bike, plus a lot of beach activities, restaurants and shops. Joe & Joan are very nice and helpful. Parking is a bit tight if you have 2 suv, but doable. Would definitely come back.

Came here to relax a bit after my knee surgery. The unit was very spacious, very clean and nice. Plenty of parking and the elevator was convenient. I like all the amenities and it’s pretty close to so many shops and restaurants. I’d love to come back and stay here and definitely recommend it!

Thanks so much for a great stay! Amenities were lovely -- great for the whole family as well as for someone just needing to hang by the pool with a pina colada. Appreciated the wonderful staff at the villas and the attentiveness to visitors needs. Looking forward to another stay.

I booked this rental for a short girls weekend away based on the pictures and location. We spent each morning and some evenings enjoying the weather and the view. The condo had everything we needed and the location was quiet and in a fairly walkable area. Fair warning the stairs to the beach are close but steep. We were concerned that we would hear the trains going by with the close proximity to the tracks but you cannot hear them from inside. Alyonka reached out before we checked in to let us know of an ant problem they were having and offered an exterminator should we need one while we there, while we didn't take her up on the offer, the kitchen counter, sink, windowsill and near the door did have dead ants. It wasn't a big deal but maybe a last minute wipe down before we got there would have been nice. The furniture needs a refresh as there are visible stains but everything was comfortable. Check in and out was super easy.

We had a great stay!! The condo is beautiful and was exactly what we needed. We will be back for sure!!

We really enjoyed our stay. The location is perfect with the Alamitos Bay and Naples directly in front and a short walk to the beach and to great places to eat and shop. John was a great host who was very kind and helpful. The sunrises are fantastic. The neighbors were very friendly and welcoming as well.

We had a short stay at Toan’s place but it was lovely. Nice quiet location, easy parking. The Long Beach convention center is about 20-25 minutes away. Sunset beach across the street was nice and quiet. We requested some household supplies and they were very responsive. I highly recommend this Airbnb.

Such a wonderful place and excellent host! Nico was so responsive and proactive! The place is adorable and walking distance to the beach, marina, convention center and many many restaurants. Had a great time. Oh I forgot to mention ton how comfortable the bed was. Better than anyplace I’ve ever stayed at. Loved it!

Maya was a great host and the house was just perfect as a home base before / after the Grand Prix. I would recommend it.

The location is a dream, but what made this space really stand out were the charming Christmas decorations both inside and out, Susan’s quick responses when we had questions, willingness to help us with parking, and literally ANYTHING we needed. Also I just have to comment on how wonderfully comfortable the bed was in the master bedroom. A truly special place on Balboa island in a prime location - for a spectacular stay! Highly recommend! Five stars all around!!! Super clean, great location, all of the amenities you could want or need! My mother, two teen daughters, and I had the greatest time staying at this wonderful place.

It was great resort for my family vacation. The only thing is that my cellphone couldn’t get the signal from our villa, maybe it was the problem with T mobile.

What an incredible place to stay. Couldn’t have asked for more. Incredible location and wonderfully clean. We will 100% be back.

John & Mandy were the most attentive hosts we have ever booked with! Quick to reply and even bothered to call to check in on us! Very knowledgeable regarding the property and surrounding area. Property was clean and maintained. We would book with them again in a heartbeat.

No issues, nice resort

Beckett is wonderful. He is incredibly quick to respond, even on weekends and helped me book an extremely last minute trip with ease. The place is wonderful and great for families. Lots of little activities through the hotel. The beach is a shuttle ride away so not super walkable with kids but we had fun ridding the bus. Great trip and would definitely book with Beckett again!

We had a great stay - the unit came as advertised - and met our expectations. The communication and instructions on accessing the property were clear. Newport Beach is a great area to visit and one we will consider a return visit.
