Probably the best place we've ever staued in. The layout of the place is really good, and it was smashing to find that the double bedrooms really were double sized, and not just rooms that you could just about fit a double bed in. The situation is sensational, and the garden is laid out so thoughtfully. The kitches is stocked with good quality utensils, and there was plenty of stuff to easily cope with a full Christmas turkey dinner! Really highly recommended.

Fab little place, had everything you needed and more. Super easy to find, and Laura’s instructions were really helpful and easy to understand. Location was perfect, half an hours walk from Cromer and a stones throw away from East Runton beach. Will definitely be back

We've been to a few off-grid guys and this is up there with the best of them. Ben's eye for detail and use of a small space is excellent. The room is strangely spacey even though it's obviously small. The kitchen area is well thought out and has all you need for a short stay. Plenty of plug sockets in the right spaces, and lots of storage and hanging space. Obviously the outdoor spa bath and views is the top trump for this stay, and it really is excellent - well placed, private, well designed and luxurious. We really couldn't have asked for more - and the tiny extras (coffee, toiletries) show that Ben does think of the visitor! Thanks Ben!

I booked this with my partner and 2 other couples for a getaway. The house was absolutely amazing and beautiful. So much space between us all, didn’t feel like we were cramped at all. The hot tub and the outdoor fire pit was incredible and truly felt like something I dreamed of. The hosts were really helpful, messaged us in the morning to check the temperature in the house was okay. The hosts left us a little goodies tray and a bottle of Prosecco which was very generous and kind. The house is located perfectly, it is a 3 minute walk down to the beach where it’s a beauty to walk down especially with a dog. Couldn’t recommend this air B n B enough to anyone thinking of booking it. Me and my friends will definitely be returning.

Immaculately clean (and I clean houses for a living) and well appointed property. Well stocked kitchen with tea/coffee/sugar available on arrival. Host was extremely helpful and responsive. Beds were super comfy and towels provided. If you have younger children, there is everything you need, travel cot, highchair, box of toys. Position is lovely over looking the harbour with a 5 min walk to the beach and plenty of parking. It is however a modern terrace and so noise from neighbours is heard easily, even just walking up and down stairs. Thought it worth mentioning in case you wanted a super quiet escape. Also the configuration of the rooms didn’t work so well for us so thought it worth mentioning. The shower room/toilet is off the dining room/3rd bedroom. So if using this as a bedroom as we did for my 16 year old the shower room is inaccessible if they are still sleeping. The 2nd toilet is on the 2nd floor and bath in the bedroom as shown. Would t stop us staying again but good to know

The hosts were brilliant, very responsive and allowed us in early. The house was perfect for the 8 of us. Lovely home and immaculate condition.

We spend our New Year’s Eve At Lees place regularly because family are near by and because it’s always brilliant, beautiful, clean, welcoming, comfortable had excellent facilities. We have booked already to come back! Thank you xxxx

From the moment we booked we felt as if we were staying in a home from home. The house itself is immaculate, you could want nothing more from this cosy barn. Very high standard of living areas. Dona herself is lovely and can’t do enough for you to feel at home. It’s quiet and rural and everything you would need for a peaceful getaway with easy access to main roads if needed. Plenty of rural walks around just outside the front door. Thankyou Donna, we would recommend your venue to everyone.

A really lovely property with everything you could possibly need. The house was a really good layout and easily hosted our two families of 4 plus the dogs. The location on the beach was great, the beach front is very clean and not filled with tacky shops like further up the coast. The only negative I would say is that the area is a little run down but I believe this will improve in time. We also didn’t feel this affected our stay in anyway. We walked the dogs daily for Long Beach walks which was lovely, it’s certainly an impressive beach with amazing sand. We have dogs so it was great to have a good vacuum cleaner as I did this most days. Apologies we stripped the beds upstairs before we left, it was just habit. The other family left last as we needed to leave earlier, check out was as straightforward as check in. Ruth was great at communicating, always promptly responding to questions.
