The space
Pipi Studio is located in the heart of our beautiful property, Pipi Middleton. The space is quaint and cosy, and accommodates up to four guests.
Pipi Studio offers one queen bed, one double sofa bed, a fully equipped kitchen space, a lounge area, an indoor powder room, an indoor/outdoor bath and shower room, and a private patio where you can enjoy a cuppa, the southern sunshine and the ocean views through the tree line.
Our space is beautifully styled with fresh linen, local treats, contemporary art and quirky knick knacks.
Our seaside property contains four unique dwellings, each thoughtfully designed with comfort and tranquility in mind. Whether you're seeking a cozy seaside escape or a larger space, you'll find a peaceful sanctuary with plenty of room to relax and unwind. While each dwelling is separate, the expansive main lawn is a shared area where guests can enjoy the ocean breeze, unwind on the grass, or gather outdoors. It’s a serene space to connect with nature, while your personal dwelling remains entirely private. Here, you can experience the perfect balance of seclusion and community, with the beauty of the coast right at your doorstep.

Pipi Studio is all for you during your stay.
Guests can access the beach via our private access way at the rear of the property that connects to the street that takes you straight to the beach- approximately a 5-minute walk.

Pipi Eatery is located on the front grounds of the Pipi property, offering a wholesome breakfast and lunch menu featuring fresh local produce, hot coffee and cold beverages. Anytime Pipi Studio guests join us during their stay, we offer 10 percent off your final bill.
*We’re excited to introduce our new picnic-style breakfast room service, now available at all Pipi stays. Thoughtfully curated with local flavours - your morning spread includes ham and cheese croissants, Fleurieu yoghurt with muesli, an assortment of seasonal fruit, banana bread, and your choice of a large cold-pressed juice — all delivered to your dwelling. Enjoy it as breakfast in bed or take your picnic basket outside to unwind on our beautiful lawn area surrounded by nature. Whether you're planning a surprise for someone special or simply want to make your escape feel a little more indulgent, it’s the perfect start to your day. Just let us know 48 hours in advance so we can make it just right. (This is an additional cost of $85 - picnic breakfast for 2 people)
