A large spacious, comfy 6 bedroom country hilltop home, "provincial style" on 44 acres/13 ha of cattle paddocks & vines, north facing and designed to maximise views
2 Large Living rooms both with Internet Smart TVs (Stan & Disney+ streaming provided), Fireplaces, DVDs, Books, plus Sitting Nooks
2.5 bathrooms with walk in showers, toilets, heat lamps, one with Bath. Separate toilet in laundry.

What's different between this Orangewood listing and our other listings for Owood East or Owood West? Our Owood listings are only half the house for either 4 or 6 guest combinations.
Guest access
You have exclusive use of this working cattle farm and entire property for your stay. This is just not a house - it's a destination with the 44 acres of cattle and old vineyards (although we lock paddocks to stop cattle theft).
* NEW * We welcome you bringing additional friends or family campers to stay on our property whilst you are staying through Hipcamp booking platform. There are fees for this including TOILET extra charge. Please look us up on Hipcamp as Orangewood.
You might see our resident echidna, occasional kangaroo, pesky rabbits and will definitely see plenty of mapgies, blue wrens and lorrikeets. Us humans won't bother you at all and provide a keylock box for door .

Other things to note
1a. There is no Firepit or outdoor fires allowed because we are on top of a hill and it can be windy. Our grassed paddocks for livestock adjacent the house could easily catch fire from stray embers. The risk is too high and there's no fire emergency service out here! You do have 2 wonderful indoor fireplaces though!
1b. THE POOL IS SEASONAL. This is a cool climate region. It usually is usable in November but it maybe too cold still and April entirely depends upon the weather so please check with us first. Note there are also NO pool lights so if you wish to use a pool at night, this is not the property for you.
2. Staying in Summer? This is eco designed 1990's property is designed to NOT need aircon in summer with its north south orientation so there is NO AIRCON. It's in the cool climate Orange region and at 965m above sea level, rarely gets above 30c. With all the trees to provide shade strategically around the house and being on a hilltop, it gets night cooling breezes as well. It's double brick and well insulated to keep heat out and as long as you have windows open at night to capture cool breezes and with plenty of floor fans, it is quite comfortable. Read our guest reviews over summers and see what they say! ps fireplaces shut when pool is open (NSW Fire Service law when high fire danger)
3. Early checkin after 1pm, extended checkout until 12 noon. We make sure you make the most of your time, and we don't try to jam in back to back bookings. We spend the time on the property to make sure its presentable for your booking (takes at least 5-8 hrs to clean and prepare outdoor areas) so no previous guests checking out in the morning. They would have checked out the day before or earlier.
4. We can lower the rate by $150 per stay excl. service fees if you would like to BYO all bedding and towels (this means quilts/blankets, sheets/pillowcases, bath/hand/tea towels) as that will save our laundromat costs and keeps costs lower for you. Please contact us first to discuss.
5. Staying in Winter? We provide wood for the 2 fireplaces which are your main source of heating plus portable room heaters. When you get the fireplaces going, the house is well insulated and stays warm. Of course you won't be walking around in Tshirts, especially if its 0C outside, so dress appropriate to the climate and bring slippers!
6. Need to make the point as it does occasionally come up, that this is "pre loved/lived in", it's not luxury but we make every effort for comfort and essential safety first. It's a very large rural property with lots of garden to maintain. We spend significant dollars in maintaining things guests may not see (like roofs, fences, water pumps, pool liner, tanks etc) as well as more visible items internally like the new fridge, dishwasher, dryer, washer etc. We commit that things will work as intended, looks as per photos and you'll have a great stay and receive value for money - and our reviews reflect that.
7. Also if you find inside an occasional spider web or mouse or a pot/glass/bbq a previous guest didn't clean properly, we apologise in advance. It's a farm! And we can't check every kitchen item every time but rest assured we do spend at least 5 hours cleaning for each booking including the essentials like floors/kitchen/fridge/microwave/benches, bathrooms, bedrooms, living areas etc!
8. We provide a Welcome Gourmet Food & Drink hamper of local produce such as Badlands Beer, Mayfields Soft drink, Patina wines, Sparkling wine from Angullong winery, Burtons Lane Curry Paste, German Gingerbread from German Baker, Hazelnut Breakfast Muesli from nearby Fourjay Hazelnut Farms, local fresh Aracana 'blue' farm eggs (if chooks are laying), Kite Coffee, Meat pack sample from Railway Meats Blayney, Second Mouse cheese, Preserves from 'Permanently Pickled' and Honey from HungryBee. Thank you to our wonderful suppliers who want you to experience the best local produce! Some items are subject to availability.
9. No coffee machine because we don't have anyone who can clean one, but we do provide a coffee plunger and local Kite Ground Coffee in your hamper, plus instant for those who are not so coffee fussy
10. BOOKING PREFERENCE: We prefer bookings from families and mature age groups due to a prior bad experience so strictly NO 18ths/21st/30ths/40ths/BUCKS/HENS PARTIES.
11. Definitely no more than the number of guests booked up to 12 sleeping at anyone time on the property. NSW Govt short term stay regulations as of Dec 2020 enforce this. NO AIRBEDS, floor beds, campers outside. Should we detect more guests than paid utilising the facilities, we will lodge additional charges and report the guest to Airbnb for violating house rules. Airbnb also prohibit anymore than 16 visiting at any property.
12. Sorry Strictly no pets. Strange dogs impact the cattle from going to their water trough near the house and we have native wildlife like a family of roos now visiting the house!
13. Minimum Stay 2 nights/3 nights on public holiday weekends and 4 nights over Xmas..

Neighbourhood highlights
Orangewood is surrounded by family owned small to medium sized farms and the locals are very friendly. The Forest Reefs tavern about 2km down the road is a local meeting place with a bar and bistro for farmers and families alike. There are restaurants/cafes in Millthorpe/Orange and the roads are good for cycling or long walks. There's a vistors guide in the house with more holiday information re attractions, wineries etc.

Hi - We love our farm "Orangewood" and live in Sydney for work. The times we can't visit we love guests to be our custodians of this wonderful property and to appreciate what it has to offer. We want to share this with like minded people who respect the environment, serenity, the bird life and the hard work we put into maintaining it (we're fitter than ever!).
